Schedule “A” – Additional Terms & Conditions

Property Address: 930 Marion Avenue, Windsor, Ontario
This Schedule forms part of the Residential Tenancy Agreement between Landlord and Tenant(s) for the above rental unit.
1. Rent & Payments
• Late payments may be subject to applicable remedies under the Residential Tenancies Act (RTA).
2. Utilities & Services
• Tenant agrees to pay all utilities required on the premises during the lease term and any extension thereof, limited to electricity and water/sewage.
• Tenant must transfer utility connections into their name prior to the lease start date and provide proof to the Landlord.
• Landlord will provide only those services expressly included in the lease.
3. Appliances & Furniture
• The following appliances and furniture belong to the Landlord and are to remain on the premises for the Tenant’s use: fridge, stove, dishwasher, washer & dryer, couches, beds and bed frames, counter stools, desk, and desk chair.
• Landlord represents and warrants that these items will be clean and in good working order at the commencement of the lease. If not, the Landlord agrees to repair or replace them.
• Tenant agrees to maintain the appliances and furniture in a state of ordinary cleanliness at their own cost and return them in good working condition (normal wear and tear excepted) upon termination of the lease.
4. Maintenance & Repairs
• Tenants must keep the unit in a clean and sanitary condition.
• Tenants must promptly notify the Landlord of required repairs.
• Tenants are responsible for damage caused by negligence, misuse, pets, or guests.
• Tenants are responsible for regular trash removal in accordance with city guidelines.
• Tenants are responsible for keeping drains, sinks, and toilets clear and free of blockages caused by improper use.
5. Alterations
• No alteration to the property’s interior or exterior may be made without the Landlord’s written consent.
6. Noise, Conduct & Quiet Enjoyment
• Tenants must not disturb the reasonable enjoyment of other residents.
• Excessive noise, disruptive behaviour, or illegal activity will not be tolerated.
• Quiet Hours are in effect daily from 10:00 p.m. to 7:00 a.m. During this time, music, televisions, gatherings, and other activities must be kept at a minimum volume to respect fellow tenants.
7. Smoking & Cannabis
• Smoking, vaping, or growing cannabis is prohibited inside the unit and common areas unless expressly permitted in writing.
8. Pets
• Pets are permitted but require proof of vaccinations and must have an active registration with the City of Windsor.
• The Tenant agrees to be fully responsible for repairing or replacing any damage caused by their pets.
9. Insurance
• Landlord shall maintain fire insurance on the premises.
• Tenant acknowledges that the Landlord’s fire insurance provides no coverage for the Tenant’s personal property.
• Tenant has the option to obtain liability insurance before possession date and is strongly encouraged to maintain renter’s insurance (contents & liability).
10. Parking
• Tenants may only park in their designated parking spot as assigned by the Landlord.
• Parking in unauthorized areas, visitor spaces, or blocking access routes may result in fines, towing at the Tenant’s expense, and/or termination of parking privileges.
11. Subletting & Assignment
• No subleasing is permitted.
• Assignment of the lease may only occur with the Landlord’s written consent.
12. Entry by Landlord
• Landlord may enter the unit with 24 hours written notice for repairs, inspections, or showings.
• The Tenant agrees to allow the Landlord or their agent to show the property at all reasonable hours to prospective Buyers or Tenants, with at least 24 hours notice.
• No notice is required in cases of emergency.
13. Keys & Security
• Tenants may not change or duplicate locks without the Landlord’s written consent.
• All keys, fobs, and access cards must be returned upon move-out.
14. Move-In / Move-Out Condition
• A move-in inspection will be completed at the start of tenancy.
• A move-out inspection will be completed at the end of tenancy.
• Tenants must return the unit in the same condition at move-out, normal wear and tear excepted.
15. Renewal Option
• Provided the Tenant is not in default, they shall have the option to renew the lease for a further one-year term by giving written notice to the Landlord at least 60 days before the end of the lease term.
• Renewal shall be on terms and conditions to be negotiated between the parties.
16. Termination
• Tenants must provide proper notice as required by the RTA.
• Landlord may only terminate for reasons permitted under the RTA.
